Assistant Community Director

Position Summary:

Indio Management seeks a proactive, detailed, socially-oriented Assistant Community Director to join our Team! The Assistant Community Director will assist with the operational and financial aspects. Oversees and manages the process of rent collection, maintenance, delinquency, and other accounting responsibilities as needed

Essential Functions:

  • Ensure that all rents are collected when due and posted promptly. Perform evictions, utility cut-offs, and landlord liens as required on delinquent rentals.

  • Issue appropriate notices when necessary (late payments, eviction notices, returned check notifications, etc.)

  • Closeout month with delinquency level no higher than indicated by the Community Director of the community.

  • Complete deposit accounting move-out statements.

  • Accurately complete monthly pre-close and closeout process and make necessary corrections.

  • Assist in monitoring renewals. Distribute and follow-up on renewal notices.

  • Assume Community Director responsibilities in the absence of immediate supervisor by company and community guidelines.

  • Performs duties of a Leasing Professional when directed and required, with a cheerful and professional demeanor.

  • Assists in performing physical inspections of the property and verifying vacant apartments.

  • Coordinate with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.

  • Assists with vendor/contractor communications concerning work scheduling, billings, vendor relations, and insurance certifications, submits all approved invoices to the corporate office for payment.

  • Must be available to work days, nights, evenings, and weekends, as necessary.

  • Occasional needs to utilize personal transportation to inspect the apartment community and surrounding neighborhood and visit the corporate office.

  • Other duties assigned.

Job Competencies:

  • Proficiency with Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.)

  • Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers

  • Excellent organizational ability to set priorities, organize workload, handle multiple tasks and meet deadlines in a fast-paced working environment

  • Have thorough knowledge of Fair Housing laws.

  • The ability to travel (up to 10%) for training, conferences, and other sites as needed.

  • Knowledge of ResMan, Knock, Anyone Home, and SightPlan a plus.

Qualifications:

  • High School diploma, or general equivalency degree (GED)

  • Bachelor's degree is highly preferred.

  • Minimum three years of related experience

  • Experience in residential property management a plus
