Multi-Site Property Manager

Position Summary:

Indio Management seeks a highly organized, intuitive, effective communicator, and outgoing Multi-Site Property Manager to join our Team! The Multi-Site Property Manager is responsible for a property's operational and financial aspects and meeting company goals in those areas. Results are successfully achieved by facilitating the properties' optimum performance in personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and company policies.

Essential Functions:

  • Assist in formulating budgets for each upcoming calendar year in conjunction with the Regional Director.

  • Responsible for conforming to the established budget guidelines throughout the year to achieve the highest possible net operating income.

  • Understand, analyze, and evaluate the monthly financial statement and provide owner reports when needed.

  • Ensure that all rents are collected when due and posted promptly.

  • Perform evictions, utility cut-offs, and landlord liens as required on delinquent rents.

  • Responsible for constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and insurance certificates.

  • Ensure that all lease files are complete and that leases are being executed properly.

  • Maintain records on all aspects of management activity daily, weekly, monthly, and quarterly. Submit required reports to Regional Director.

  • Maintain a positive customer service attitude.

  • Periodic inspection with clients of move-in/move-outs.

  • Review all notices to vacate to determine the cause of the move-out.

  • Initiate and implement policies/procedures to maintain client communications, i.e., complaints, service requests, etc.

  • Physically walk and inspect communities regularly.

  • Monitor maintenance activities for communities.

  • Promptly and effectively address any liability issues that could be hazardous or potentially dangerous for residents, staff, guests, and the public.

  • Other duties assigned.

Job Competencies:

  • Intermediate to advanced knowledge of Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.).

  • Must have exceptional written and verbal communication skills.

  • Must have the ability to develop, maintain, and foster relationships at every level among the organization and external customers.

  • Ability to exercise initiative, problem-solving, and decision-making skills.

  • Ability to establish priorities and coordinate work activities.

  • Must be analytical and able to perform intermediate math calculations.

  • Ability to make and implement decisions under risk and uncertainty conditions.

  • Ability to analyze basic operating statements and identify unusual operating trends, ratios, and variances.

  • Have thorough knowledge of Fair Housing laws.

  • The ability to travel (up to 20%) for training, conferences, properties, and other sites as needed.

  • Knowledge of ResMan, Knock, Anyone Home, and SightPlan preferred

Qualifications:

  • Previous experience in multi-site property management required

  • Some experience in rental screenings or application processing preferred

  • Excellent time management and organizational skills

  • Strong written and verbal communication skills

  • High attention to detail and ability to manage time wisely

  • Proficiency in Microsoft Excel and Property Management platforms

  • Driver's license & reliable form of transportation required

  • Bilingual skills a plus
